1. EXTERIOR ACCESS

  • Henshaw Barn is set in unlit countryside.
  • A private road begins at Henshaw farm. Henshaw Barn is attached to the farm house. The road is gravelled and ends at Henshaw Barn.
  • There is a gravelled parking area for 3 cars directly in front of the house.
  • Solar powered and sensor lighting will operate at night.
  • There are wall lights at entrance and exit points.
  • A wooden gate directly opposite the parking area leads into the garden.
  • The paved path is flat and even.
  • The main entrance to the house is to the left. This is a private entrance for guests.
  • The wooden front door has a window and a door knocker. There are no steps.
  • There is a steel outdoor mat.

2. ACCESS TO THE HOUSE

  • The main reception area, with seating, also acts as a garden room. It is well lit. The floor surface is tiled with a secure coir mat at the entrance. There are exposed stone walls and original beams. The external door is 198cm high x 84cm wide. There is a smoke alarm.
  • The reception area leads directly into the dining area, which is situated at the top end of the family sitting room entrance through a door 198cm high by 74cm wide. The area is carpeted and covered with a hardwearing jute rug.
  • The dining table is rectangular and seats 6. All guests sit at this table. The chairs do not have arms but one can be provided if required.
  • A buffet table exists for guests to help themselves. Assistance can be given if required. All hot meals are served at the table.
  • Stairs lead directly from the dining area to the first floor.
  • The bedrooms and the guest sitting room are on the first floor.
  • There are 13 stairs; one large stair 15cm high x 90cm wide x 94cm deep and 12 stairs 20cm high x 84cm wide.
  • The stairs are carpeted, bannistered and have a handrail.
  • There is a smoke alarm at the top of the stairs.

3. BEDROOM 1

  • Situated on the left at the top of the stairs, entrance door 194cm high x 73cm wide.
  • Bedroom 1 has a super king bed 60cm high, which can be converted into 2 single beds. There is ample space on each side of the bed. The room is carpeted, has beams, shutters at the windows and plenty of natural light.
  • The outward opening door to the en-suite shower room is 197cm high x 76cm wide. The floor and surfaces are tiled.
  • There is a step 14cm high x 18cm wide in front of the shower cubicle, with a raised edge 14cm high to step over into the cubicle.
  • The shower cubicle is 74cm square with an inward opening bi-fold door. The door is 180cm high. The shower uses mixer taps to control the temperature and flow. Safety shower mats are provided.
  • The basin is curve fronted with a clear space beneath. The taps have lever handles.
  • There is an over mirror light with a shaver point.
  • There is an extractor fan and heated towel rail.
  • The Velux window is electrically operated.

4. BEDROOM 2

  • To access bedroom 2, turn right at the top of the stairs.
  • The landing is carpeted with an exposed stone wall and original beams.
  • Bedroom 2 is entered by a door 198cm high x 81cm wide. It is immediately adjacent to the private bathroom.
  • The room is carpeted with original beams and plenty of natural light. One window has a shutter.
  • The double bed is metal and brass from the Victorian/Edwardian era. A posture spring mattress sits on a bed base, raising the height of the bed to 82cm. There is ample space on each side of the bed.

5. BATHROOM

  • The bathroom is directly next door to Bedroom 2 entered through a door 196cm high x 84cm wide. It is a spacious, beamed room containing a large bath with a shower over. Guests will need to step into the bath to use the shower. The bath panel is 58cm high. The floor and surface are tiled.
  • There is a toughened glass shower screen in situ. Safety shower and bath mats are provided. The shower uses mixer taps to control the temperature and flow.
  • Bath and basin taps have lever handles.
  • The basin is square fronted with a space beneath.
  • There is an over mirror light with a shaver point.
  • There is an extractor fan and a heated towel rail.
  • The Velux window is electronically operated.

6. GUEST SITTING ROOM

  • The guest sitting room lies midway between Bedroom 1 and Bedroom 2, entered by a door 198cm high x 84cm wide.
  • The room is carpeted and has original beams.
  • The original hay door has become a door/window. It has limited headroom. Care must be taken when opening the door. There is a safety rail in place.
  • A smaller window has a shutter.

7. THE GARDEN

  • The garden can be accessed from the guest entrance or from the door within the dining area, 197cm high x 84cm wide.
  • The area immediately around the house is paved, supplemented by gravel paths.
  • The raised area facing the guest entrance has a set of 4 steps at each end, linked by a gravel path.
  • A small pond is fronted by paving.
  • Seating is available throughout the garden.

8. EMERGENCY

  • Emergency procedures are fully explained with the guest information books within each of the bedrooms and can be reported verbally on request.
